Your Credit! What is your FICO Score?

In today's increasingly automated society, it should come as no surprise that when you apply for a mortgage or any type of credit, your ability to repay can be reduced to a single number, best known as your FICO score. The years you've been paying your bills; mortgages, car payments, credit cards be analyzed and compressed into a single indicator of whether you're likely to meet your future obligations. FICO scores are used for more than just determining whether or not you qualify for a mortgage.  Your FICO score can affect your quality of life by way of interest rates and credit available which can limit or expand your purchasing power.

The three credit reporting agencies are; Equifax, Experian and TransUnion. Each uses a slightly different statistical model to arrive at a FICO score. Each considers a range of data available in your credit report. The primary factors are:

* Credit History - How long have you had credit? 

* Payment History - Do you pay on time?

* Credit Card Balances - How much do you owe on how many accounts?

* Credit Inquiries - How many times have you had your credit checked?

FICO scores can range from 300 to the high 800’s, with higher being better. The typical home buyer is  likely to find their FICO scores falling between 600’s and 800’s

Higher scores indicate you are a better credit risk, and thus may qualify for better mortgage rates and some programs with lower down payment requirements.

The most important thing is to know your FICO score and to ensure that your credit history is correct. My fico website can help you keep you informed.  (www.myFICO.com)

For a reasonable fee, you can quickly get your FICO score from all three reporting agencies, along with your credit report. Also available is some helpful information and tools that help you analyze what actions might have the greatest impact on your FICO score. Each of the credit services offers similar services on their web sites: www.equifax.com, www.experian.com, and www.transunion.com.

All reporting agencies must comply with The Fair Reporting Act passed by congress in 1971.
